SOCIAL MEDIA 101
It is a fun way to not only show our personality, but to also provide helpful information to clients who are looking for different services. For example, if you have elected to ‘like’ our Facebook business page, you will be notified of our open houses in your Facebook newsfeed.
Whether you are an agent or a buyer/seller, we encourage you to start slow and open up one account at a time. Do not try to learn all of the different platforms at once. A good goal would be to open a different account each month. Below are the primary social media platforms that we see utilized in our industry. If you don’t already have an account, you can link to the platforms below and open one today.
(We will devote future blog posts for tips specific to each platform. For now, we encourage you to just familiarize yourself with these different platforms and open your accounts!)
TIPS FOR AGENTS
Most of the agents at Highland Partners use social media regularly, but we found out that quite a few were hesitant at first. Some agents said that they were hesitant to add one more thing to their “to do” list without knowing if the investment (time managing it on their own, or cost of hiring a social media manager) would actually pay off.
There are studies to prove everything now, and the fact is that social media works in real estate. In particular, the next generation of homebuyers is moving into the East Bay and they are online. They want to be able to read reviews about their agents on Yelp.com, or find out more about their personality via Facebook or Twitter to see if they would like to work together. They don’t do business cards or mailers anymore, so if you want to sell them a house, you’ll have to send them a tweet.
Over the last few years, our agents have come to find out that they need social media in order to reach younger clients. They do not have to spend all of their time or resources on social media, but the fact remains that it is necessary in today’s real estate world.
The best part is that many of our agents who were once reluctant to use social media, now love using it and have said that it makes their job as an agent that much more personable and enjoyable.
TIPS FOR BUYERS & SELLERS
Use social media to narrow down the large list of agents to a manageable number. Visit their website and social media sites.
Utilize this information to see if their expertise and personality seem like a good match. (This is where you can have fun exploring their website and social media sites to learn more about them. You can also read reviews on sites like Yelp.com)
Enlist the help of your social media connections to provide an introduction. LinkedIn is ideal for this. (Again, both clients and agents are more confident and often eager to work with referrals so connecting this way is optimal.)
Once you find an agency or a specific agent that you’d like to work with, follow a few of their different social media platforms. This will keep you updated on any homes or opportunities that you may be interested in.
